We are committed to the letter and spirit of the U.S. Equal Opportunity laws and the Fair Housing Act.

As a licensed Florida real estate brokerage and a member of the National Association of REALTORS®, we subscribe to the NAR Code of Ethics, which includes a strict commitment to fair housing principles. Article 10 of the NAR Code of Ethics prohibits REALTORS® from discriminating against any person or group of persons on the basis of race, color, national origin, religion, sex, handicap, familial status, or national origin in the provision of professional services or in the performance of their real estate license activities.

Federally Protected Classes

Under the Fair Housing Act (42 U.S.C. § 3601 et seq.), it is illegal to discriminate in the sale, rental, or financing of housing based on any of the following protected characteristics:

Color
National Origin
Religion
Sex
Familial Status
Disability / Handicap

Florida state law additionally prohibits discrimination based on marital status and age. FL55Living complies with all applicable federal, state, and local fair housing laws.

What This Means in Practice

FL55Living will not, on the basis of any protected class:

Refuse to sell, rent, or negotiate for housing
Make housing unavailable or deny that housing is available
Set different terms, conditions, or privileges for the sale or rental of housing
Provide different housing services or facilities
Steer clients toward or away from any neighborhood, community, or property
Advertise or make any statement that indicates a preference, limitation, or discrimination
Deny access to, or membership in, a multiple listing service or any other real estate service

A Note About 55+ Communities

The Fair Housing Act includes a specific exemption for "housing for older persons" under the Housing for Older Persons Act of 1995 (HOPA). A community qualifies for this exemption if it meets one of the following criteria:

1.

All occupants are 62 years of age or older (62+ communities), OR

2.

At least 80% of the occupied units are occupied by at least one person 55 years of age or older, the community publishes and adheres to policies that demonstrate intent to be housing for persons 55 and older, and the community complies with HUD regulations for age verification of its residents (55+ communities).

FL55Living specializes in communities that qualify under HOPA. Age restrictions within these communities are lawful under federal law and are not a violation of the Fair Housing Act. All other protected class provisions of the Fair Housing Act continue to apply within these communities.

How to Report a Fair Housing Complaint

If you believe you have experienced housing discrimination, you have the right to file a complaint. Complaints may be filed with:
